Director of Site Operations

The Director of Site Operations oversees the acquisition, construction, maintenance, operations, and sales of all county-affiliated business
and industrial parks and facilities.

Job type: Full-time | Regular | 37.5+ hrs/wk | Exempt

Responsibilities:
  • Establish and manage all construction and maintenance contracts and subsequent contractors/vendors for all county-affiliated business and industrial parks and facilities
  • Perform property and facility inspections in regular intervals and after severe weather events and address issues and incidents as required
  • Enforce design features and covenants for all county-affiliated business and industrial parks and facilities
  • Function as the main point-of-contact with the Knox County Industrial Development Board and the Knox County Health, Educational, and Housing Facility Board
  • Act as the liaison with contractors, vendors, tenants, neighboring property owners, and other stakeholders
  • Oversee maintenance and operations of vacant properties
  • Coordinate with governmental entities and necessary agencies to provide updates and address incidents and/or issues with all county-affiliated business and industrial parks and facilities
  • Manage the construction document review and permitting processes in coordination with appropriate agencies and communicate results to stakeholders
  • Manage leases on all county-affiliated business and industrial parks and facilities
  • Oversee the management of the Fairview Technology Center in coordination with its advisory board and the Public Building Authority of Knox County and Knoxville Tennessee (PBA)
  • Coordinate with the economic development team on projects and initiatives
Experience, Education, Skills, and Knowledge:
  • Unquestioned integrity
  • Attention to detail
  • 5+ years’ experience in real estate, land/building development, engineering, or related industries
  • Familiarity of land/building development concepts and practices
  • Knowledge of land/building maintenance and operations and vendor/contractor selection, contract negotiation, and supervision processes
Other Particulars:
  • Interest in non-profit environment and chamber-related activities
  • Some travel may be required (less than 5%)
  • Principle working location: Downtown Knoxville, TN
