Brookside Mills

History:
The former Brookside Mills site is a 19.4 acre industrial site in the heart of Knoxville. The site is an ideal location for truly being centrally located within the East Tennessee region.

The area surrounding this site is a mix of commercial, industrial, and residential properties. Railroad tracks and a Knox County Highway Department facility are located to the northeast of this property.

It was operated primarily as a fabric weaving mill from 1885 to 1969. After 1969, several of the buildings were leased to a department store and clothing sewing operations. The site buildings were demolished in 1996 and the property is currently vacant.

Transportation:
This site has direct access to I-275 and is less than one mile from I-40 and 2.5 miles from I-75. I-81 is also within 34 miles of this site via I-275 to I-40. A main line of Norfolk Southern Railroad adjoins the site with the ability to put a rail spur into this site. McGhee Tyson Airport is within 14 miles of this site.

Labor Force:
An outstanding regional labor force is readily accessible to the park. Tennessee is a right-to-work state. Training and educational programs are available and tailored to suit industry needs.

Utilities
The Knoxville Utilities Board furnishes electric power, natural gas, water and wastewater utilities to this site. AT&T provides service to this site.
